What Does Elysian Land Do?

Basically, we split up larger parcels of land - usually 1 acre plus, into smaller lots and utilize the massive demand in the UK for small plots of land, to maximize the profits on the land for the owners.

We do absolutely all of the work on each project, handling everything for the owner, including professionally drawn plans for the sales and Land Registry. As well as professional drone footage of the land, auction legal packs and advertising, dealing with the auction houses from start to finish.

How does it work?

When a landowner asks us to work with them to sell land on their behalf, we obtain Land Registry plan copies of the land and put these to our land planning consultant.

They then draw up plans showing the land split into smaller lots with access routes to all individual lots. We discuss and agree these with you. We arrange an auction pack with searches and legal documents via company solicitors. Individual plots are entered to several auction houses on a rolling basis until all lots are sold. Everything remains with the landowners until legal completion via solicitors. Monies come through to the land owner as sales are complete.

What will it cost me?

All our fees are covered by the buyers. We handle all up-front costs for the project. We have a basic fee of £2950 for each sale which is deducted from the sale price on completion. (On larger or more expensive plots this fee might be higher but that would be dependent on different factors). This fee will have been added to the agreed sales price at the time of the auction. The buyer also pays us a contribution towards the search and legal packs.

Who buys small plots of land and what do they use them for?

There is a huge demand from ordinary people to buy small plots of land - many do so as a small investment or to own a parcel of land to pass on to their family. Others buy land to use for growing food, as a garden or allotment. Some use their land as somewhere to get away from it all for a few hours! In general, most buyers don’t really use their land plots so there often isn’t any usage of the land after sales have been completed, so there isn’t too much disturbance of the land. We can arrange for basic maintenance of the land in the future, grass cutting etc.

How long does it take to sell the land?

We aim to have everything sold and completed within 6 months depending on the size of the parcel of land. For smaller parcels of land, this can be as early as the 3 month mark. Multiple plots are put to auction with various auction houses to ensure sales progress as quickly and as smoothly as possible. Because plots are sold via the auction method, it’s a faster sale process than private treaty sales via estate agents etc and because the buyer pays an initial deposit, there’s virtually no drop-out of buyers.

How big does the parcel of land need to be?

We usually look for a minimum of 1 acre and can sell up to 10 acres plus. The larger the parcel of land, the longer it usually takes as there are more plots to sell but we always sell a section at a time, so it’s a controlled sale rollout. If you have a larger parcel, we can arrange to split a portion off it if required.

What type of land is needed?

Ideally, the land would be as flat as possible - but we have sold quite sloping land, woodland land is also very popular. Land also must have an access onto a road, as a primary access from a road is essential. Our planning consultant draws up access routes on the land for each individual lot.

How much money can be made per acre?

There are variables to every sale - the area the land is in and proximity to towns etc are just two, but we can usually estimate that in an area where there is a general valuation of £15,000 an acre, we would make the owner somewhere in the region of a minimum £60,000 per acre. Some recent sales examples are shown at the end of this letter. If land is close to a town or other development, our solicitor can add an overage, clawback or uplift cause to the sales documents so the original owner can benefit from any future development of the land. If buildings are in situ that is taken into account when splitting up land and these can increase the value substantially.
